A Clean, Natural and Accurate Presentation

Our editing approach is designed to create clean, polished images while preserving a believable representation of the property.

Processing may include color correction, exposure balancing, perspective adjustments, window-view management and removal of temporary visual distractions when included in the project scope.

The goal is not to make the property look artificial. It is to present the space clearly and professionally while maintaining reasonable guest or customer expectations.

Property Preparation Is Part of the Final Result

Professional photography records the property as it appears during the appointment. The space should be completely cleaned, arranged and ready before capture begins.

Beds should be made, lights should be working, personal items should be removed and amenities should be prepared as they are intended to appear to guests or customers. Exterior areas should be clear of vehicles, maintenance equipment and unnecessary clutter whenever possible.

We do not move furniture, provide housekeeping or complete major staging during the appointment. A preparation checklist can be provided before the scheduled capture.

What types of properties do you photograph?

We photograph vacation rentals, hotels, apartments, wedding venues, restaurants, offices, retail spaces and other commercial properties. Project availability depends on the location, intended use and required scope.

How many photographs will I receive?

The number of delivered images depends on the property size, number of rooms, amenities, exterior features and project scope. The expected deliverables will be identified in the quote.

Does someone need to meet you at the property?

Not necessarily. With authorized door-code or lockbox access, many properties can be photographed without requiring an owner or manager to remain onsite.

Do you provide staging or housekeeping?

No. The property should be cleaned, staged and completely ready before the scheduled appointment. We do not move furniture or personal belongings during capture.

Can you edit out unwanted items?

Minor temporary distractions may sometimes be removed during editing when included in the project scope. Significant object removal, virtual staging or structural alterations require additional editing and should be discussed before the project.

Do you provide drone photography?

Yes. Tennessee Virtual Tours operates under FAA Part 107 and is fully insured. Drone availability depends on airspace, weather, terrain and other site conditions.

Will I receive the unedited or RAW files?

Standard delivery includes professionally selected and edited finished images. RAW or unedited files are not normally included unless specifically addressed in the project agreement.

Can I use the photographs anywhere?

Approved usage depends on the project agreement. Intended uses such as listings, websites, social media, advertising, print or third-party distribution should be identified before the project so appropriate usage can be included.

How much does commercial photography cost?

Pricing depends on the property type, size, location, number of required images, usage, editing needs and whether photography is combined with other services.
