CAD & BUILDING DOCUMENTATION IN EAST TENNESSEE

Professional existing-condition documentation for hotels, commercial buildings, apartments, venues and other properties throughout East Tennessee and the surrounding region.

Tennessee Virtual Tours combines on-site reality capture, floor plans, CAD drawings and project-specific building documentation to help architects, designers, owners and property teams understand an existing space before planning what comes next.

Optional review by a licensed architect is available for projects requiring additional professional oversight.

2D CAD Drawings

Organized floor plans and existing-condition drawings delivered in project-appropriate digital formats for planning, reference and collaboration.

3D Building Models

Project-specific three-dimensional building documentation that helps remote teams understand the layout and relationships within an existing space.

Reality Capture

Matterport digital twins and supplemental property documentation create a visual record that can be reviewed long after the site visit.

Architect Review

Optional review by a licensed architect is available when a project requires additional professional oversight of the completed documentation.

Document the Building Before Making Decisions

Renovation, design and facility projects often begin with incomplete drawings, outdated plans or no reliable documentation at all. That forces project teams to spend valuable time reconstructing the existing space before they can begin evaluating what should change.

Existing-condition documentation creates a practical starting point. It can help property owners, architects, designers, contractors and remote stakeholders understand the current layout without requiring every participant to make a separate site visit.

The appropriate deliverables depend on the property, the available source information and how the documentation will be used. We help determine whether the project requires a straightforward floor plan, 2D CAD files, a 3D building model, a Matterport digital twin or a combination of these services.

Available Building Documentation

Depending on the project scope, available deliverables may include:

  • Existing-condition floor plans
  • Dimensioned floor plans
  • 2D CAD drawings
  • DWG files
  • 3D building models
  • RVT files when included in the project scope
  • Matterport digital twins
  • Point-cloud or spatial-data files when required and available
  • Representative room-type documentation
  • Interior photography and reference images
  • Supplemental field measurements
  • Optional licensed-architect review

File types, included building elements, measurement expectations and the intended level of detail are defined before production begins.

Hotels & Hospitality

Document guest-room types, corridors, common areas, amenity spaces and existing hospitality properties before renovation or repositioning.

Commercial Buildings

Create usable records of offices, retail spaces, restaurants, venues and other commercial properties.

Apartments & Multifamily

Document representative units, unit variations, shared areas and existing layouts for property records and planning.

Renovation Planning

Give architects, designers and project teams a clearer understanding of the space before design and construction decisions begin.

Reality Capture for Existing Conditions

Matterport capture provides an interactive visual record of the building as it existed during the appointment. Project teams can remotely revisit rooms, examine spatial relationships and confirm visible conditions without relying entirely on photographs or memory.

Depending on the required deliverables, the digital twin may be combined with floor plans, CAD drawings, room-type measurements, photographs and other property data.

How the Documentation Process Works

1. Define the Deliverables

We discuss the property, intended use, required file formats, level of detail and any known project constraints.

2. Document the Property

The building is captured systematically using the appropriate reality-capture equipment and supplemental measurements.

3. Create the Files

The captured information is processed into the agreed floor plans, CAD drawings, models and supporting documentation.

4. Review and Deliver

Completed files are reviewed against the agreed scope and delivered digitally. Architect review can be added when required.

Optional Review by a Licensed Architect

When additional professional oversight is needed, completed documentation can be submitted to a licensed architect for review. Architect-reviewed deliverables are available as an optional service based on the project scope and intended use.

Architect review does not automatically mean that documents are signed, sealed, permit-ready or approved by a local building authority. If a project requires sealed construction documents, engineering, code analysis or permitting services, those requirements should be identified before the project begins.

Clear Scope Prevents Expensive Assumptions

“CAD drawings,” “as-built plans” and “building models” can mean very different things to different project teams. Before capture begins, we work to define:

  • Which areas of the property are included
  • Which floors, rooms and exterior elements must be documented
  • The required file formats
  • The expected level of detail
  • Whether dimensions are required
  • Whether furnishings, fixtures or equipment should be represented
  • How the files will be used
  • Whether architect review is needed

Establishing these details early helps ensure that the capture plan and final deliverables support the actual project rather than an assumed use.

Experience With Complex Properties

Tennessee Virtual Tours has provided professional reality capture since 2016 and has documented thousands of spaces using Matterport Pro-series equipment.

Our experience includes vacation-rental portfolios, hotels, apartments, commercial spaces and subcontracted reality-capture projects. Larger properties can be organized around representative room types, common areas, floors, wings or other logical project divisions.

Serving East Tennessee and Surrounding Markets

Our primary service area includes Gatlinburg, Pigeon Forge, Sevierville, Knoxville, Morristown, Rogersville, Kingsport, Johnson City and Bristol.

Larger commercial, hospitality and building-documentation projects may also be available throughout Tennessee, Western North Carolina, Southwest Virginia and surrounding markets.

Frequently Asked Questions

What is existing-condition building documentation?

Existing-condition documentation records the layout and visible condition of a building at a particular time. It can include floor plans, measurements, CAD drawings, 3D models, photography and an interactive digital twin.

What CAD and model file formats are available?

Available formats depend on the project scope and production method. Deliverables may include PDF floor plans, DWG files, RVT files and other project-specific documentation. Required formats should be identified before capture.

Are these the same as architectural drawings?

No. Standard existing-condition floor plans, CAD files and building models are not automatically architectural, engineering or construction documents. They are created for the intended use and level of detail defined in the project scope.

What does architect-reviewed mean?

Architect-reviewed means that the completed documentation has been submitted to a licensed architect for professional review. It does not automatically mean the documents are signed, sealed, permit-ready or approved by a local authority.

Can you provide sealed or permit-ready drawings?

Not as part of the standard documentation service. If sealed construction documents or permitting services are required, tell us before the project begins so the appropriate licensed professionals and project requirements can be identified.

How accurate are the measurements?

Accuracy depends on the capture method, property conditions and selected deliverables. Measurement expectations and tolerances should be discussed before capture, especially when the files will support renovation or design decisions.

Can an occupied or furnished building be documented?

Often, yes. However, furniture, stored items and inaccessible areas can limit what is visible or measurable. The property should be prepared according to the project’s required level of documentation before capture.

Can you document a hotel or large commercial property?

Yes. Larger projects can be organized by floor, wing, room type, building section or another logical capture plan. Contact us with the property type, approximate size and required deliverables for project-specific recommendations.
